Akoya

Akoya is a nine-storey Build-to-Rent and Serviced Apartment development designed by Rothelowman and delivered by ULTRA Building Co. Operated by Urbanrest, the project delivers 24 premium apartments across 2,182m², incorporating ground-floor retail and two basement levels. Positioned on the Pacific Highway at the edge of the North Sydney CBD, Akoya establishes itself as a landmark that bridges commercial intensity with residential character.

Delivered on a tight inner-city site, Akoya required detailed staging, careful logistics planning, and close stakeholder coordination. The inclusion of a car lift system in the basement levels presented additional technical challenges, demanding precision engineering and seamless integration with building services. ULTRA also executed complex façade detailing inspired by Sydney sandstone, balanced with refined residential finishes to complement Doohat Avenue.

Akoya showcases ULTRA’s capability to overcome constrained CBD environments while delivering high-quality, design-driven accommodation. The result is a Build-to-Rent development that blends hospitality-style amenity with construction excellence—an achievement recognised through its Urban Developer Awards finalist status.
