    ULTRA proudly delivered 636 NSHR Rose Bay, an award-winning mixed-use development on Sydney’s Rose Bay waterfront, under a Design & Construct contract for a two-stage program. Completed in the midst of the global pandemic, the project overcame significant challenges—including lockdown delays, labour shortages, and material constraints—while maintaining quality, program, and design integrity.

    The development spans over 5,200m² GFA across two basement levels and four levels above ground, comprising nine bespoke luxury residences, two retail tenancies, and two commercial suites. Each apartment was treated as a “project within a project,” designed and detailed by individual creative teams, ensuring every residence was entirely unique.

    Technical delivery included a hydrostatic basement slab and shoring wall system constructed entirely below the water table, requiring complex piling, bentonite additives, and precision concrete works to resist buoyancy and groundwater pressure. Above ground, the façade combines multiple treatments—timber-look Cemintel, tile cladding, bronze metallic panels, and precast elements—crafted to achieve a sophisticated coastal aesthetic.

    Shared amenities include an inground pool overlooking Rose Bay Beach, landscaped communal areas with green roofs, and rooftop spas with panoramic harbour views. The project has been recognised for its architectural quality and record-setting market performance, establishing a new benchmark for luxury mixed-use developments in the Eastern Suburbs.
